In search of a perfect place, a couple travel to a suburb neighbourhood where all the houses look identical. But when they try to leave, all roads bring them back to where they started.

Casey Davies (Jesse Eisenberg) is an accountant who does not seem to fit in with his work environment. Casey tries to be friendly with other coworkers, but they do not want him as part of their circle, as Casey is accounting and audits all their expense reports. Casey lives aloe in his apartment and only has a dog for company. Casey is assaulted by an unknown people of group on bikes and wearing helmets, returning from the supermarket at night. Casey was admitted to the hospital in a critical condition due to the assault. While given time off from work to recuperate from assault, he grows insecure and strongly considers purchasing a firearm for protection. Casey is even afraid to step out of his own home. Casey visits a gun store and even fills out the paperwork but is told that there is a waiting period for him to legally purchase a gun. The shopkeeper says that in a fight, an armed victim is more likely to be shot than an unarmed victim. But when he comes across a karate Dojo, presided by "Sensei" (Alessandro Nivola), Casey takes advantage of a free trial class, opting to take further day classes rather than purchase a firearm. Casey meets Anna (Imogen Poots), a brown belt (and the only female student of the Dojo) who teaches the children's classes, and befriends Henry, a blue belt student. With time, Casey begins to perform well enough to catch the attention of his classmates and Sensei. He earns a promotion to a yellow belt, but both Anna and Henry (David Zellner) are snubbed for their next ranks. Anna is secretly denied promotion to black belt by Sensei because she is female. As Casey learns the Dojo's strange customs - its unbreakable set of rules and the praising of its powerful grand-master, who is promoted as having developed a technique of punching through an opponent's skull with his index finger - he himself becomes more masculine. The Dojo has a set of rules stuck on the walls that nobody is allowed to break under any circumstances. And after every class, students are to bow to the Sensei and to the photo of the grand-master hung on the wall. Sensei invites Casey to the Dojo's night classes, which are more extreme and brutal than the regular classes. Henry joins the class uninvited, but when he is called upon to help demonstrate, Sensei breaks his elbow at the joint and expels him from the Dojo. During a sparring session, Anna brutally beats Thomas (Steve Terada), the newly promoted black belt student, aiming to prove her skill to Sensei despite her gender, which Sensei claims disqualifies her from earning a black belt. Casey is encouraged by Sensei to listen to heavy metal music (rather than his preferred "adult contemporary") to become more masculine. After a two-month absence from his accounting job, Casey returns as a more assertive employee. His alpha male attitude leads to him impressing his cocky co-workers and throat-punching his boss which gets him fired. He is then offered a temporary position by Sensei to be the Dojo's accountant. Casey reveals to Sensei that he is taking the classes in response to the traumatic experience of being attacked by the motorcycle gang. Days later, Sensei calls Casey telling him that he has spotted one of the gang members at a bar, encouraging him to attack the drunken suspect. Casey gravely injures him, but is surprised to find Sensei recording the confrontation, realizing that the suspect was innocent. A distraught Casey returns home to find his dog unconscious. He is later pronounced dead at the hospital, due to trauma that resembles a punch from a foot - a technique Casey remembered learning during his first lesson. Casey returns to the Dojo and accuses Sensei of killing his dog, which he denies. When Casey challenges Sensei, he says that he recorded the whole incident or Casey hitting an innocent man. Casey has no choice but to obey Sensei. During the evening's session, the entire class goes out to ride motorcycles - which look familiar to Casey - with orders to attack people who are by themselves. As partners, Anna and Casey target a man who soon reveals himself to be undercover police officer. Anna is shot in the leg, but Casey kills the cop to Sensei's approval. Sensei awards Casey a red stripe on his belt to signify his having killed a man. Anna, who also has a red stripe, confides in Casey that she got hers after killing a black belt who tried to sexually assault her. She urges him to leave the Dojo. Casey takes Anna to her home and finds a German Shepherd at his house, given to him by Sensei. Casey returns to the Dojo to investigate further. In a restricted section of the Dojo, Casey finds several disturbing things: A working crematorium, Henry's corpse, hanging by his own blue belt, a hit-list and a series of video tapes which confirm Sensei and some of his own classmates, including Anna and Thomas, as the motorcycle gang that attacked him. Casey also discovers that Anna prevented the gang from executing him during the assault. He also finds that Sensei makes money by extorting former students. When Sensei returns in the morning, Casey challenges him to a fight to the death, as the Dojo's late grand-master is known for. Suited up, the two bow, and Casey pulls out a gun from his GI and shoots Sensei in the head, killing him. At the evening class, Casey tells the other students that he killed Sensei in a duel by punching his index finger through Sensei's skull, having previously dipped his finger into the bullet wound as proof. Casey takes charge of the class and unleashes his new dog on Thomas, whom he discovers was responsible for killing his dachshund after finding a bite mark on his arm. Casey then promotes Anna to a full black belt and she becomes the new Sensei, teaching her beliefs of compassionate combat over ruthless aggression. Casey is then promoted to teaching the children's classes in her stead.

While walking home, Hawthorne College student Lindsey is murdered by a trio of masked figures. The rest of Hawthorne College is preparing for the holiday break. Riley Stone, a student at the College's MKE sorority is still struggling to move on from being raped by DKO fraternity president Brian Huntley which no one besides her close friends believed her about. Her sorority sisters Kris, Marty, Jesse, and Helena are taking part in the DKO talent show with a dance choreographed by Riley. Riley gives Helena her lucky comb. Meanwhile, Kris has drawn the ire of the DKO fraternity and Professor Gelson due to her creating a petition requesting that university founder and notorious misogynist Caleb Hawthrone's bust is moved away from the main building and another requesting that Gelson is fired due to his refusal to teach books written by women. While at her job at a coffee shop, Riley learns that Brian will be back in town to oversee the talent show. She also meets Landon, a friendly boy who takes a liking to her. The group arrives at the DKO fraternity where Riley catches a glimpse of a strange ritual involving new pledges for DKO and a black goo leaking out of the Caleb Hawthorne bust. She also stumbles across Helena about to be sexually assaulted by one of the frat boys. Riley intervenes and sends a tipsy Helena home. Riley takes Helena's place in the talent show and upon seeing Brian in the crowd, performs a song with her sorority sisters blasting the rape culture at the fraternity and stating that Brian did rape Riley. The girls leave in high spirits and Riley bonds with Landon. Meanwhile back at the MKE house, Helena is abducted by Lindsey's attacker. The next day the girls start to receive threatening DMs from a Caleb Hawthorne account such as what Lindsey had received before she was murdered. Meanwhile, sorority sister Fran is also killed by the masked man. Concerned that Helena has seemingly not gone home to her parents like planned, Riley alerts campus security who are apathetic and assume Helena has run off with a boyfriend. After a strange encounter with Gelson outside the DKO fraternity where she finds a list of the MKE girls among some papers he dropped, Riley returns home. Marty and her boyfriend Nate have an argument and she kicks him out of the house that night while Riley and Kris argue over the fact that Kris has uploaded the talent show video online and Riley now fears retaliation from members of the fraternity. Jesse goes to the attic to get some Christmas lights and is murdered, her body left in the attic. Riley, Kris, and Marty receive more threatening messages before being attacked by a bow-wielding assailant who injures Marty. The girls lock themselves in a room and Riley ventures out to retrieve her phone. Meanwhile, Kris goes to the attic to warn Jesse and discovers her body. Nate arrives back at the house looking to apologize and is promptly murdered. Riley then uses Nate's car keys to kill the masked man. She reunites with Kris and Marty and they are attacked by two other masked men. Marty is gravely wounded, but manages to buy Riley and Kris enough time to hide in the kitchen before dying. The pair overpower and kill the attacker before removing his mask after being alarmed at the fact they are covered in black goo and not blood. Riley identifies him as an DKO pledge she saw at the ritual and is alarmed by a strange look in his eyes. The pair escape the house in Nate's car and Riley theorizes that Hawthorne, who was known for dabbling in black magic, is responsible for the killings via his bust and the black goo it emitted. Kris shoots down the idea and suggests they go to the police but Riley demands they go to the DKO fraternity to fight. They argue and Riley heads off to confront the frat herself. She encounters Landon and enlists him to help her enter the fraternity. Meanwhile, Kris stumbles across Lindsey's sorority which had angered DKO for not wanting to take part in the talent show. She discovers Lindsey's sorority sisters are also being attacked by DKO pledges and manages to rescue them. At the DKO house, Riley and Landon break-in but Landon is cornered by the fraternity brothers, who force him to be a pledge. Riley witnesses the Hawthrone bust leak the black goo before finding Helena, alive and held captive. She rescues Helena, before being knocked unconscious. Riley awakens to be confronted by Gelson, Brian, and the DKO frat boys who have brainwashed Landon. Gelson explained that after Kris forced the bust's relocation to the fraternity, the fraternity discovered Hawthorne's plan, involving a spell and the black goo, to keep unruly women in check. The goo allows the spirit of Hawthorne to possess the fraternity's pledges and send them out to murder any women that stepped out of line. It's also revealed that Helena has been secretly working with the fraternity and stole several items from her sisters that allowed the possessed pledges to easily locate their targets. One of the pledges murders Helena despite her willingness to be a "good woman" to the frat as a show of power to Riley. Brian forces Riley to bow to him, but she plans to attack him; at the same moment Kris and Lindsey's surviving sorority sisters enter and fight the fraternity. Riley overpowers and kills Brian. She then smashes the Hawthorne bust, breaking the possession on Landon. Kris sets Gelson on fire and the women and Landon escape, locking the frat brothers inside and leaving them to burn to death. As the traumatized group watch the frat house burn, Riley looks on with newfound bravery. In a post-credit scene, the cat that was the pet of the MKE sisters is seen licking the black liquid of the DKO.
